CMREG, together with a local hotel operator, entered into a joint venture to develop a 5 story, 121 room, "rooms only" hotel on 2.5 acres in King of Prussia, Pennsylvania. After a one year development period, the hotel opened for business in June 1988. Following a three-month start-up period the hotel's operations achieved profitability and the property became the Comfort Inn with sole representation in the Valley Forge area.

The property is located just east of the U.S. Route 202 corridor, encompassing the Valley Forge/King of Prussia area and extending south towards West Chester, Pennsylvania. This corridor has become the home for many high tech firms and corporate offices in the past several years. Numerous offices and industrial parks have been developed, and many more are proposed in order to accommodate the demand being generated by both large and emerging growth companies.

In addition to the strong base of commercial activity close by, the property's proximity to Valley Forge, a major tourist attraction, provides for diversification of clientele.

This Comfort Inn is a "rooms only" operation. It is ideally suited for the budget conscious commercial customer, including middle management, manufacturer's reps, per diem personal, and entrepreneurs. In addition to that, because of the location and the design of the facility, it is ideal for bus tour operators.

The value of the hotel is dramatically enhanced by two new unique factors affecting the site: the Project fronts on the area's two major routes, I-76 and Route 202; and its adjacent location to the King of Prussia Mall, one of the largest enclosed shopping malls in the U.S., consisting of seven major department stores.
